I pull the data — comps that compete with your shortlist, or the ones pricing your listing. You'll see what I see, in plain numbers.

Whether we're writing the offer or fielding them, I run the negotiation in your language and walk you through every clause. Closings shouldn't feel like a quiz.

Trades, contractors, school catchments, even the right strata bylaws to read first. The hard part isn't getting the keys.

For 26 years I worked as a Chinese-English simultaneous interpreter — boardrooms, market research, contracts. The job teaches you to listen for the thing under the thing: what someone will actually walk at, the constraint they haven't said, the difference between what a number says and what it means. That's most of what real estate is.
I'm a Regulated Canadian Immigration Consultant, so I help newcomer buyers move through the system without surprises. Cantonese fluent, Mandarin where it helps, English on the page. Whether it's your first home, your fifth, or an investment unit — start with a conversation.
