    We meet over coffee or video. No pitch. I want to understand your timing, budget, and what 'home' actually means for you — or what moving on looks like.

  2. Step 02

    Market read

    I pull the data — comps that compete with your shortlist, or the ones pricing your listing. You'll see what I see, in plain numbers.

  3. Step 03

    Offer & close

    Whether we're writing the offer or fielding them, I run the negotiation in your language and walk you through every clause. Closings shouldn't feel like a quiz.

  4. Step 04

    After the move

    Trades, contractors, school catchments, even the right strata bylaws to read first. The hard part isn't getting the keys.
